An experienced building maintenance manager is required for a large Estate in Berkshire.  The role will suit a multi-disciplined qualified individual with management and relevant hands-on experience.

The main responsibilities will include

  • To run the Building Services Department on an Estate with an historic principal residence and over 30 houses, cottages and outbuildings housing estate staff and third-party rentals
  • To supervise Assistant Building Services Manager and Maintenance Operative
  • To actively play a hands-on role carrying out maintenance repairs and minor projects on the Estate properties and London Residence
  • Planning and overseeing building work/projects
  • Inspecting Estate properties frequently for signs of damage and wear
  • To prepare schedules of work, contract documentation, obtain quotations and manage work carried out by outside contractors
  • Communicating with a range of people including employers, designers, subcontractors, suppliers and staff
  • To supervise and support work of tradesmen and other maintenance staff

 The Building Maintenance Manager duties will include but not be limited to:

  • Day to day allocation and supervision and monitoring of work of the department and some external contractor’s work
  • To take a proactive approach to general maintenance issues
  • To actively contribute to the ongoing routine maintenance with the Assistant Building Services Manager and to ensure that they are carried out by the team
  • Responsibility for cost-effective purchasing, obtaining as necessary quotations for materials, services, ordering materials and querying invoices as necessary
  • Working with Assistant Building Services Manager to define requirements and specifications, seeking quotes for smaller projects and the management of contractors and staff.
  • Flexible attitude for out of hours / maintenance emergencies cover
  • Any other duties as may be discussed and agreed


  • A technical /professional qualification in construction/building maintenance
  • NVQ Level 3 or City and Guilds Apprenticeship or equivalent qualification in relevant trade
  • It is preferable to have an electrical qualification

 Knowledge, Skills & Experience

  • Training in two or more specific trades – mechanical, electrical and plumbing
  • Experience in working to a high standard in two or more specific trades
  • Knowledge of building construction, maintenance and repairs techniques
  • Experience in Mechanical/Electrical Services including Lifts, swimming pools and Audio-Visual Equipment
  • Supervising experience in maintenance or construction environments
  • Good project management skills
  • Ability to work individually or as part of a team
  • Ability to use own initiative
  • Good communications and personal skills
  • Ability to prioritise work and meet deadlines
  • IT skills
  • Driving Licence
  • Ability to work at height
  • Time Management
  • Eye for detail

Health and Safety

Up to date knowledge of health and safety laws and requirements; ability to adopt a responsible attitude towards health and safety and comply with any procedures required by the Employer.  Must be prepared to undertake any training in relation to health and safety as required by the Employer.

5-day working week.  Monday-Friday 8am-5pm with a break during the day.   You will need to be available on an out of hours call out roster.   Position can be live in or live out, if live in a 3-bedroom cottage is provided on the estate.   Salary in the region of £45,000 - £50,000 Gross per annum (live in), £50,000-£55,000 Gross per annum (live out) ASAP start.   (HU3733)
