Essential Requirements: Previous Property Manager experience, leadership skills, flexibility, discreet and solutions driven. 

Our client is looking for an experienced Property Manager to lead the comprehensive operational management of a prestigious private residence based in Ikoyi, Lagos. This is a leadership role and you will be responsible for coordinating all functions that support luxury living standards across primary and secondary properties. 

You will be required to provide unified leadership over infrastructure, security, logistics, guest support, and estate services, ensuring a seamless, five-star experience for the principal and their guests. You will also supervise senior estate heads including the Executive House Manager, Chief Security Officer, Transport Manager, and oversee synergy across departments and contractors ensuring all departments operate in alignment, deliver consistent high-end service, and maintain seamless cross-functional communication to uphold world-class estate standards. 

Core Responsibilities: 

Strategic Estate Oversight

·       Full operational leadership across all residential and ancillary properties.

·       Direct and coordinate all service departments including transport, security, maintenance, housekeeping, landscaping, and guest experience.

·       Ensure daily estate readiness for principal occupancy and VIP hosting.

·       Drive operational excellence, synergy, and cost efficiency across departments.

·       Establish and maintain property standards aligned with global UHNW expectations. 

Facilities & Infrastructure Management

·       Lead all preventive and corrective maintenance activities for buildings, power systems, water supply, HVAC, plumbing, and recreational facilities.

·       Manage vendor relationships and ensure quality delivery per SLAs.

·       Oversee smart home technologies, IT infrastructure, and estate systems maintenance.

·       Monitor utility consumption and implement sustainability practices (energy efficiency, waste management).  

Project & Renovation Oversight

·       Lead renovation, construction, or infrastructure upgrade projects across properties.

·       Liaise with architects, engineers, interior designers, and contractors to ensure timely, high-quality project execution with minimal disruption to residents.

·       Maintain compliance with local zoning, planning, and safety regulations.  

Security & Emergency Preparedness

·       Work with CSO to implement security strategies, staff training, and surveillance protocols.

·       Conduct regular safety drills, security audits, and incident readiness reviews.

·       Ensure backup systems (generators, water tanks, alternative access) are operational and tested.  

Transport, Fleet & Logistics Oversight

·       Supervise the Transport Manager to ensure efficient scheduling, vehicle maintenance, and driver conduct.

·       Oversee vehicle documentation, inspections, and replacement planning.  

Procurement, Budgeting & Financial Oversight

·       Manage estate operational budgets, forecasting, and monthly reporting.

·       Lead procurement, vendor selection, and contract management.

·       Track expenses, reduce waste, and ensure transparency in financial operations.  

Compliance & Risk Management

·       Ensure all operations comply with legal, environmental, and health & safety regulations.

·       Maintain insurance coverage across properties and estate assets.

·       Ensure timely renewal of licenses, permits, and government registrations.  

Guest & Principal Support

·       Act as the primary liaison for the principal on all estate operational matters.

·       Collaborate closely with the Executive House Manager for high-touch hospitality and guest experience delivery.

·       Ensure discretion, confidentiality, and service excellence at all times. 

It is essential you have 10 year’s experience working as a property manager on a private estate including managing large teams and large residential operations. Bachelor’s degree in estate management, engineering, hospitality, or related field. Strong knowledge and experience with facility systems, luxury property protocols, and vendor oversight. Prior experience working in Africa, Middle East, or luxury destinations is highly valued. Familiar with smart technologies, security systems, and energy efficiency.
